A proposal for over 260 apartments in Saint John’s north end received initial approval from city council members on Monday evening. The project aims to rejuvenate the area by constructing three buildings, each ranging from five to six stories, near Lansdowne Plaza along Sears Street.
Urban planner Rob LeBlanc, representing Plaza Corp. Property Holdings, submitted a rezoning application to convert the 3.79-acre site from general commercial to mid-rise residential use. The new residential complex will be conveniently located near various amenities like a Sobeys store, Shoppers Drug Mart, and several transit options.
The development site, previously occupied by a department store and office building, was left vacant after demolition in 2013. The proposed project includes outdoor spaces, landscaped green areas, underground and exterior parking, and pedestrian connections to the surrounding vicinity.
Council members expressed support for the plan, viewing it as a significant step towards fulfilling the north end’s growth strategy outlined in a previous council decision. The development is seen as vital for enhancing the neighborhood’s appeal and providing essential services within walking distance for residents.
The project, which also includes accessible units as per provincial regulations, is awaiting final approval following a public hearing where feedback was limited to support and opposition letters. The developers will assess market conditions before establishing a timeline for the project but prioritize redeveloping the currently vacant site.
